Clear Pricing for Estate Cleanouts

A Professional, Paid Service

Estate cleanouts include labor, loading, transportation, equipment, disposal costs, and time. Our estimates account for the work required to clear the approved property contents. We do not offer free whole-property cleanouts in exchange for remaining items.

If certain items have verifiable resale value, we may consider a reasonable credit toward the cleanout estimate at our discretion. Any credit must be agreed upon before work begins and documented in the approved estimate.

Why West Tennessee Families Choose Trotter

We understand that an estate cleanout may involve grief, family responsibilities, property deadlines, or an inherited home located far from the person handling it. Our goal is to make the physical cleanout clear, manageable, and professionally handled.

Estate Cleanout Planning Tips

An estate cleanout can feel overwhelming when families are also managing emotions, legal responsibilities, deadlines, and plans for the property. A clear, room-by-room approach helps protect important belongings, reduce confusion, and prepare the home for removal work.

Identify Important Property First

Before scheduling removal, locate important documents, family photographs, jewelry, valuables, keys, titles, deeds, financial records, medications, and anything promised to another person.

Work Through One Area at a Time

If the property still needs to be reviewed, begin with one room, closet, garage section, or storage area at a time. Clearly separate anything being kept from anything approved for removal.

Get Help With the Physical Work

Furniture, appliances, mattresses, boxes, garage contents, and full-home cleanouts can require substantial labor and transportation. Professional cleanout assistance can handle the approved lifting, loading, hauling, and removal.

No. When safe access is available and interior removal is included in the estimate, our crew can remove approved items from inside the home, garage, attic, or storage area.

Estate cleanouts are paid services. We do not provide free cleanouts in exchange for remaining contents. A discretionary credit may be considered for items with verifiable resale value when agreed upon before work begins.

Donation may be considered when items are suitable and an organization is willing to accept them. Donation acceptance is not guaranteed, and removal remains a paid service.

Not always. In some situations, access and project approval can be coordinated with an executor, realtor, property manager, family member, or other authorized representative. Arrangements must be confirmed before work begins.

Timing depends on the property size, volume of contents, access, labor required, disposal needs, travel, and project scope. We discuss scheduling after reviewing the property.

No. Trotter Site Services provides cleanout and removal services. We do not conduct estate sales or appraise personal property unless a separate written agreement specifically states otherwise.
