Trotter Site Services is a locally owned West Tennessee company providing dependable property cleanouts for families, seniors, executors, realtors, property managers, landlords, & homeowners. We help clear estates, inherited homes, rental properties, garages, storage areas, & other spaces during important transitions.
Trotter Site Services was built to provide West Tennessee property owners and professionals with a dependable option when an entire space needs to be cleared. These projects often happen during difficult or time-sensitive situations, including a death in the family, senior transition, inherited property, relocation, rental turnover, or upcoming property sale.
We understand that customers are not simply hiring someone to haul unwanted items. They are trusting a crew to enter a home or property, handle belongings respectfully, communicate clearly, and complete the approved work responsibly.
Our goal is straightforward: make the cleanout process easier, reduce the burden on the customer, and leave the property ready for whatever comes next.
Trotter Site Services is owned and operated by Stephen Trotter. Stephen works directly with customers, evaluates projects, prepares estimates, coordinates scheduling, and helps ensure every approved cleanout is handled professionally from start to finish.
As a local business owner, Stephen understands that reputation is earned through communication, dependability, and follow-through. Whether helping a family clear an estate or assisting a property professional with a deadline, the objective remains the same: provide honest service and complete the work as agreed.

Trotter Site Services serves Madison County, Fayette County, Hardeman County, and select East Shelby County communities, including Jackson, Collierville, and Germantown. Availability depends on project size, location, access, and scheduling.
We begin by learning about the property, the circumstances, what needs to be removed, access conditions, and the customer’s preferred timeline.
Estimates consider the volume and type of material, labor, access, weight, transportation, disposal costs, distance, and overall project difficulty.
Our crew handles the lifting, loading, hauling, and approved removal while respecting the property and communicating if conditions differ from the original estimate.
Once the approved work is complete, the cleared area is ready for final cleaning, repairs, listing, turnover, sale, or its next use.
We will communicate clearly, arrive prepared, treat people and property respectfully, and complete the work included in the approved estimate. If unexpected conditions affect the project, we will discuss them before proceeding. No games, no disappearing act, and no leaving customers wondering what happens next.
Tell us about the property, what needs to be removed, and your preferred timeline. Photographs are helpful whenever possible. We will review the details and contact you regarding pricing and availability.
